What's Inspected?
Roof-covering materials (shingles, tile, metal, etc.), gutters, downspouts, flashings, skylights, chimneys, and roof penetrations.
Siding, trim, exterior doors, decks, balconies, porches, walkways, driveways, attached garages, and grading/drainage directly adjacent to the home.
Visible foundation walls, basements, accessible crawlspaces, support beams, joists, and structural framing for signs of movement or water intrusion.
Primary heating equipment (furnaces, heat pumps, boilers), normal operating controls, thermostats, distribution systems (ductwork/radiators), and visible venting.
Central air conditioning units, heat pump cooling components, outdoor condensers, refrigerant lines, condensate drains, and thermostat operation.
Main supply shut-off, visible supply and drain/waste piping, water heating equipment, fuel source, and functional flow of faucets, tubs, showers, and toilets.
Service drop, main panelboards, circuit breakers, fuses, grounding/bonding systems, representative lighting and switches, and GFCI/AFCI outlet testing.
 Fireplace structures, dampers, hearth extensions, and visible flue linings or chimneys.
Insulation type and depth in unfinished spaces, attic ventilation, roof sheathing, and mechanical exhaust fans in kitchens, baths, and laundries.
Walls, ceilings, floors, doors, representative windows, stairways, handrails, guardrails, and garage door opening mechanisms.
